Why a new-estate window isn't a heritage one

Ruimsig's growth has been estate-led — new gated developments replacing smallholdings across the West Rand, most built in the last decade around open-plan living and big, uninterrupted glass. That's a different specifying problem to a heritage home with small sash windows: the sun comes through walls of glass, not portholes, and the finish has to satisfy an estate's architectural rules as much as the household inside it.

New estates, new specsMost Ruimsig homes are recently built, so window treatments get specified once against finishes that are still fresh — getting the fabric, colour and fascia right the first time matters more than it does on an older street.

Big glass needs a big remoteStacking doors and double-volume glazing common in new-estate design mean a hand-chain isn't always practical — we plan motorisation into wide or high spans from the first measure, not as an afterthought.

Estate rules, respectedMany Ruimsig-area estates set architectural guidelines on street-facing colours and finishes. We work fascias, cassettes and exterior colours to what's approved before anything goes on order.

Honest answers, before you book

Do you measure before our house is fully finished?
We measure once your windows and doors are actually fitted and any snagging is done — measuring off plans or before final fit risks a wrong-size blind. If you're still mid-build, we're happy to do a provisional site visit and confirm the real measure closer to handover.
Can a blind be built into the ceiling instead of hanging off it?
Yes — concealed and recessed blinds drop from a slim ceiling slot with the hardware fully hidden, which works best when it's planned at drawing stage. If your estate home is still being built, it's worth raising with your builder early; retrofit with a slim surface pelmet is also possible once you've moved in.
Our estate has rules about what's visible from the street — can you work with that?
Yes. Many Ruimsig-area estates set architectural guidelines on street-facing colours and finishes. We'll talk through your estate's rules at the free measure and match fascias, cassettes and exterior colours to what's approved before anything is ordered.
Are the blinds safe with young children in the house?
Cord and chain safety is standard practice on every install — tensioners anchor any loop taut to the wall, and we recommend cordless or motorised operation for nurseries and kids' rooms. Motorisation removes cords and chains entirely, which is the safest option there is.
We've got a full wall of stacking doors — does one blind cover that?
Wide stacking-door walls usually need either a linked run of blinds or a single motorised system, since a hand-operated chain isn't practical much past about 3m of unbroken fabric. We plan the split and control layout at the free measure so it operates as one clean motion, not several separate blinds.
Will our patio awning survive a highveld thunderstorm?
Only if it's specified to. A motorised awning fitted with a wind sensor retracts automatically before a Reef thunderstorm gust reaches it — we treat that as standard on exterior products, not an optional extra, because a gust catching an open awning is exactly what destroys one.
